It’s a constant conundrum for people with rental properties. Do you put the least expensive flooring in, knowing that it will likely need to be replaced every year or two? Or do you invest a bit more up front, and have floors that last for several years? Generally speaking, rental grade carpet will wear out more quickly than a product like luxury vinyl plank, laminate or water-proof flooring, particularly if it is not maintained via vacuuming and yearly professional cleaning. Any of the previously mentioned hard surface products typically hold up better and last longer than carpet. In the case of luxury vinyl tile or plank, if a small area is damaged, the damaged pieces can be pulled up and replaced. Real hardwood can take a beating in a rental, particularly site finished wood because it scratches easily and is susceptible to problems with moisture. It’s probably not the best choice for a rental unit, but if it is already in a rental, it is possible to refinish and restore.
Design/Use of Space
Design in rental properties is usually more focused on neutrals that hide dirt, but there is a lot of flooring that can fit that bill and still look updated and modern. It is also important to consider which products to use in certain rooms, depending on use and potential issues with moisture. A hard surface such as sheet vinyl or luxury vinyl plank is recommended in spaces like bathrooms, kitchens and laundry rooms. Living rooms, bedrooms and basements can be functional with both carpet and hard surfaces. The advantage to carpet in those spaces is that it is warmer both underfoot, but also as an insulator that can help lower the cost of heating.
Cost is typically one of the most important considerations for which flooring to use in rental properties. Carpet is typically the least expensive flooring option and can come in a wide selection of looks and quality. Both sheet vinyl and vinyl plank are typically relatively inexpensive as well, but when installing over wood sub-floors can jump in price due to a need for a wood underlayment. They can both be installed over one layer of existing vinyl, or directly over concrete sub-floors and then become much more cost effective. Wood and tile are of course the most expensive option for flooring, and thus not used often when budget is the primary consideration.
A quick turnaround time is often very important when dealing with rental properties. There is often not much time between one tenant moving out and another moving in. In addition, it’s helpful to have someone nearby in case of issues or challenges.
